for approx. 800 people

with a Bar / conversation area for

Notes :

Special attention to the approach - Public accesses & Valet parking

Central arrival point with elevators & stairs to the levels above.

Parking is not included in the design

as ample parking exists under the expressway.

Special attention to views from Pier at all levels.

Public Access throughout the pier at the exterior of the complex

Height limitation 60' max.
40 % Maximum 4 stories high
Most of the building should be three 15' stories

 


Short term Public Access for boats from the water.

Allow ample circulation
- to allow large boats (as much as 300') to dock on the Seaport side of the pier
- to allow smaller boats 30' - 100' to dock on the Wall St. side of the pier
- to allow the public ability to go all the way around the pier (this access may be on any floor)

Live bands are expected to play in the amphitheater, the dance club, and the function rooms.

A dozen push carts will be deployed throughout the pier to sell gifts, Toys, Clothing, Snack food & Drinks, Seaport Memorabilia, film, etc.

The Micro-Brewery Pub is an actively working brewery as part of its decor and entertainment, and includes brewery supplies and equipment visible to the public. Make sure you include 3 sets of 4 copper cylinders - each 1 meter diameter by 2.7 meters high. Include 400 sf storage room.

The Dance Club will also serve late night food.

The amphitheater will not have fixed seating, as it is meant to be a flexible space, but it should have stepped levels. Possibly the amphitheater could serve as a stage for major NY events (where observers would be in boats).

If possible you may explore a design with a removable, sail like - canvas & cable, cover for the amphitheater.
